17 Central Apartments is a contemporary mixed-use residential development located on 17th Street in Sacramento’s dynamic Midtown district. Completed in 2022, the project provides 111 market-rate residential units in a five-story structure that blends modern design with community-conscious planning. The building features street-level interaction, pedestrian-friendly facades, and a mix of indoor and outdoor amenities that foster resident engagement and neighborhood vitality. Focused on urban livability, it delivers high-quality housing in a location rich with transit options, cultural amenities, and walkability. With a design approach tailored to enhance the streetscape and elevate the standard for infill housing, the project plays a key role in Midtown’s ongoing evolution.
Set at the confluence of Midtown’s creative and residential zones, 17 Central was developed to promote active lifestyles and a strong sense of place. Residents benefit from features such as rooftop social areas, wellness amenities, and proximity to art, retail, and dining destinations. The building’s presence has positively contributed to the area’s housing capacity and pedestrian activity, turning a formerly underutilized parcel into a vibrant residential anchor. By maintaining contextual design integrity while introducing new housing typologies, the project supports Sacramento’s goals for equitable, sustainable development. 17 Central Apartments was honored with the 2022 AIA Central Valley Honor Award for Residential Architecture.
Urban living redefined—modern residences in the heart of Midtown Sacramento.
The vision behind 17 Central was to establish a dense, livable, and transit-oriented residential experience in the heart of Sacramento’s Midtown. By reinforcing neighborhood character while introducing contemporary housing, the project strikes a balance between modern urbanism and community identity. It supports the city’s General Plan by prioritizing infill over sprawl, encouraging walking, biking, and transit use. Material choices and massing strategies reflect Midtown’s architectural vernacular, while clean lines and durable finishes deliver modern appeal. The project serves as a replicable model for sustainable growth in urban neighborhoods.
Positioned just blocks from the R Street Corridor, 17 Central occupies a central site with access to art galleries, transit lines, restaurants, and workspaces. The previously vacant lot has been repurposed into a dense, pedestrian-focused development that complements the surrounding street grid and architectural character. Designed with materials and massing strategies that align with the Midtown aesthetic, the building offers a smooth visual transition from neighboring homes and businesses. Walkability and transit access were primary drivers of the site strategy, creating a hub that reduces reliance on automobiles. The project enhances community engagement by contributing to an active, safe, and inviting street edge.
Current Status: Fully operational and serving as a key residential anchor in Sacramento’s Midtown district.
17 Central Apartments integrates environmentally responsible systems and design strategies to minimize its environmental footprint. Key features include energy-efficient HVAC, LED lighting, and water-saving plumbing fixtures. Its proximity to light rail and secure bicycle storage encourages residents to adopt car-free living. The project meets California’s Title 24 energy code and was designed with long-term material durability and performance in mind. These sustainable elements ensure the building supports both present and future urban needs.
17 Central adds significant value to Sacramento’s Midtown community by increasing the availability of high-quality, urban housing. It contributes to the local economy by activating a once-vacant site, stimulating nearby businesses, and increasing street-level activity. The project aligns with citywide goals for dense, walkable neighborhoods, enhancing both housing access and district vibrancy. Its architectural character and public-facing design strengthen community identity and aesthetic cohesion. By prioritizing livability and sustainable growth, 17 Central delivers long-term economic and social benefits to the region.
